Genesis Housing Group welcomed residents into 11 new homes in Dowsett Road, Haringey, built for
them by Futureform Design and Build Ltd.
Of the 11 homes, nine are for social rent and three for intermediate
rent. The new homes are managed by PCHA, part of Genesis Housing
Group.
The site, a former leather tanning factory, fell into a state
of disrepair after the previous company moved out and the vacant buildings
became the target of anti social behaviour.
The development area had
narrow confines and the ground was heavily contaminated as a result of its
former use so Genesis and Futureform our specialist modular building
contractor, had to develop an innovative scheme to make it viable.
All the units were constructed off site using the
FutureForm
Building System®
construction method. This made the build cleaner and more efficient as all
the parts were manufactured to exact specifications off-site at Futureform's
Wellingborough Assembly Plant creating minimum waste. In addition it
kept disruption to neighbours to a minimum.
The development, which
consists of ten houses and one single story unit, is 100% residential and
each property has its own garden area or terrace. There are also above
average sound and thermal insulation levels and heating is from an air-source
heat pump system which is low in cost to run for all hot water and heating.
Tracy Williams, Deputy Director Project Management and Construction at GHG,
said: "We are very pleased with the result. Futureform's modular
construction method allowed us to build a high quality affordable housing
development on a very tight brownfield site."
